Market
Analysis through April 2008:
The market has
been extremely active over the last few months. There are
definitely more buyers around than last year and the numbers
below prove it. Gulf front condo sales are up more than 25%
over last year. We believe the number one reason for the
increased sales is pricing.
We have been in
a declining market for the last two years. Our prices are
now in line with 2004 prices...in 2004, we sold 5 times the
number of units that were sold last year. The deals right
now are outstanding. Units will not cash flow without a
20%+ down payment, but it is very close and the numbers
look extremely attractive to investors. All of this combined
with the surge of activity may indicate that we have now hit
bottom (or at least we are wading through it). One thing is
for sure: now is the time to at least consider purchasing
real estate in our area. After all, we may never realize the bottom
was here until it is gone!!
